Misleading claims about senior property tax freezes are circulating online.
- Online videos and social media posts are circulating claims about a federal “senior property tax freeze,” federal age-based assessment caps, a “universal master form,” or special tax treatment based on a person’s age or birth decade. Those claims do not describe Utah property tax law.
- Utah does not have a blanket federal or state program that freezes a home’s assessed value or property taxes simply because a homeowner reaches a certain age.
- Utah does have legitimate tax-relief programs for qualifying seniors, including a Mandatory Senior Deferral Program for some homeowners age 75 and older. That program is a deferral, not an assessment freeze. Deferred taxes remain owed and accrue interest.
- Before filing a form, paying a fee, or sharing personal information, verify the program through Weber County or the Utah State Tax Commission.
